Fulshear Lakes offers more than a choice of floor plans. This growing Fort Bend County community brings together multiple builders, lakes, Bessie’s Creek, trails and village settings. The smartest way to shop it is to compare the actual home and lot, confirm which amenities are open today, and calculate the full cost of ownership before choosing a builder.
Where is Fulshear Lakes?
The community’s official FAQ places Fulshear Lakes at FM 1093 and Fulshear Lakes School Road in the City of Fulshear’s extraterritorial jurisdiction (ETJ), Fort Bend County. Its visitor address is 32720 FM 1093, Fulshear, TX 77441. An ETJ location is not the same as a property being inside incorporated city limits, so check the exact address when comparing taxes, services and daily routes.
Which Fulshear Lakes village fits your search?
The developer’s village overview describes Creekside along Bessie’s Creek, near Elver Fly Lake, Riley Lake and Sheffield Park. It describes Lakeside Park near Bluet Lake and Forktail Lake, with trails and pocket-park settings. Hillside is described as an upcoming village, with details still to come. These names help you narrow a tour, but ask for the current plat and exact lot location before assuming a lake view, trail connection or park adjacency.
Meet the builders at Fulshear Lakes
One of the joys of exploring Fulshear Lakes is having several homebuilders and homesite settings to compare within one community. The developer's village directory currently lists Century Communities, Chesmar Homes, HistoryMaker Homes, Smith Douglas Homes and Westin Homes in Creekside. In Lakeside Park, it lists Chesmar Homes, Drees Homes, Empire Homes, Perry Homes, Sitterle Homes and Westin Homes. This is a starting lineup, not a promise that every builder has a home available on your tour date.
Builder spotlight: Sitterle Homes
Sitterle Homes deserves a closer look if you are comparing Lakeside Park options. The community's builder FAQ identifies Sitterle with both 60-foot patio-style offerings and 70-foot homesites in its second phase. Sitterle's own Fulshear Lakes 70's page shows one- and two-story plans, so ask to tour the actual plan and homesite that match your needs. Confirm current floor plans, included features, structural options, completion timing, warranty and any incentive terms directly with the builder.
The best builder is the one whose specific home fits your life and budget. Compare written, all-in quotes across builders: lot premium, elevation, design selections, closing costs, lender conditions and the final monthly ownership estimate. Tour models for inspiration, but make the decision using the exact property and contract.
What is open now, and what is still planned?
The official FAQ says Riley Lake and Sheffield Park are open in Creekside’s first phase. It also describes Bessie’s Creek and nature trails as part of the community setting. The amenity overview and Travis Park page describe a future recreation complex planned to include a pool, splash pad and Prairie Hall gathering space. Other features are proposed in later phases. A rendering or projected date does not establish that a facility is ready for use, so ask the community for a current opening update before relying on it.
How does front-yard maintenance work?
Fulshear Lakes says its HOA assessment includes a front-yard maintenance program for homeowners. Its resident information also lists an annual assessment and a community enhancement fee tied to a sale. Before comparing homes, obtain the current assessment, transfer documents, maintenance scope and any section-specific terms in writing. Ask what remains the owner’s responsibility for side yards, backyards, irrigation and landscaping changes. Those details can affect both your routine and your budget.
Five questions to take on a Fulshear Lakes home tour
- What is the complete price for this home and lot? Ask for written pricing that separates the base plan, lot premium, elevation, upgrades, incentives, closing costs and any lender conditions.
- Is this a completed home, one under construction, or a future build? Confirm selection deadlines, inspection access, warranty details and the builder’s current delivery estimate.
- What will ownership cost at this address? Review current HOA information, the applicable taxing entities through Fort Bend CAD, a lender’s payment estimate, insurance quotes and utility providers. Do not rely on another home’s tax bill.
- Which school serves this address now? The developer describes Lamar CISD and an onsite Fletcher Morgan Jr. Elementary School. Use Lamar CISD’s address lookup to confirm the current assignment for your specific home and school year.
- How does the actual lot work for you? Walk it. Review the survey or plat, setbacks, easements and drainage. Search the address through FEMA’s Flood Map Service Center and discuss insurance and inspection questions with the appropriate professionals.

Quick answers about Fulshear Lakes
Is Fulshear Lakes inside the City of Fulshear?
The developer says Fulshear Lakes is in the city’s ETJ in Fort Bend County. Verify jurisdiction and services for the specific parcel; a Fulshear postal address does not settle those questions.
Does the community already have a pool?
The official pages describe the Travis Park pool and splash pad as planned. Riley Lake and Sheffield Park are identified as open. Ask the community for the current construction and opening status before making an amenity-dependent decision.
Is front-yard maintenance included?
The developer’s resident FAQ says it is included in HOA dues. Request the current maintenance program and assessment documents to learn exactly what work is covered for your lot.
