Updated October 6, 2026. Community plans, pricing, incentives, school assignments, and availability can change. Confirm details for the exact home and homesite before signing.

Richmond has a new master-planned community with a name rooted in Fort Bend County history: The George. Developed by Johnson Development on approximately 1,500 acres near FM 2977 and Koeblen Road, it brings together eight homebuilders, a range of homesite sizes, and a long-term vision for parks, gathering places, amenities, retail, and schools. If you are shopping for a new-construction home, the most useful question is not simply “Which model do I love?” It is “Which builder, lot, contract, and timeline fit the way I want to live?”

The George is in its early stages. Its first phase includes more than 300 homesites; the developer envisions roughly 4,000 homes at completion. That scale makes it exciting to explore, but it also means buyers should distinguish what is open today from what is planned for later. Explore the community’s official website for its latest updates.

Where is The George?

The community is in the Richmond area of Fort Bend County near FM 2977 and Koeblen Road. The George lists 7730 Tribute Circle, Richmond, TX 77469 as its visitor address. Before a tour, confirm directions to the specific builder model; the builders’ models have separate Tribute Circle addresses. The location offers access to the Richmond–Rosenberg area and nearby major roads, but any commute should be tested at the times you actually travel.

Which builders are at The George?

One of The George’s strongest practical features is choice. According to the current official builder directory, the eight builders are grouped by approximate homesite width:

  • 40-foot homesites: Chesmar Homes and Newmark Homes.
  • 45-foot homesites: Empire Homes and Perry Homes.
  • 50-foot homesites: Westin Homes and David Weekley Homes.
  • 60-foot homesites: Highland Homes and J. Patrick Homes.

The official directory currently labels each of these builders’ models as open. A homesite-width category is not the same as the exact dimensions of a particular lot, and floor plans, inventory, base prices, and incentives vary by builder. Compare the actual lot survey and the written price sheet—not just the model-home experience.

What is planned for the neighborhood?

Johnson Development describes plans for parks, trails, gathering spaces, a pool, clubhouse or recreation facilities, and other lifestyle features. The amenities page also describes concepts such as pickleball, fitness, play spaces, and community programming. These are part of the community vision; do not assume every feature is complete or open when you buy. Ask which amenities are available now, which are funded and under construction, and whether estimated completion dates appear in writing.

The George also honors the legacy of the George family and historic George Ranch. Johnson Development says the historic ranch remains unaffected by the new community. The master plan calls for future retail and school sites, but individual tenants and school-opening dates should not be assumed until formally announced.

What about schools?

The community’s school page currently lists Thomas Elementary, Steenbergen Middle School, Wright Junior High, and Randle High School in Lamar Consolidated ISD. Lamar CISD also acquired a 15-acre site within The George for a future elementary school; the district, not a homebuilder, will determine the construction timing. Boundaries can change, so verify the assigned schools for the exact property address directly with Lamar CISD before relying on them in a purchase decision.

Seven questions to ask before signing a new-home contract

  1. What is the complete purchase price? Add the lot premium, structural upgrades, design-center selections, appliance and landscaping packages, and closing costs to the advertised base price.
  2. Which incentives actually apply? Ask whether a rate buydown or closing-cost credit requires the builder’s preferred lender or title company, and compare the full loan estimate with an outside option.
  3. What is the realistic delivery date? Review the contract’s delay provisions and any costs you may carry if your current home sells before the new one is ready.
  4. What will ownership cost after closing? Request current HOA documents and an address-specific property-tax estimate. Budget for insurance, utilities, and maintenance as well.
  5. What are the lot-specific conditions? Review the survey, easements, drainage, nearby planned uses, and flood-risk information for that particular address; do not generalize from the model home.
  6. How do inspections and warranties work? Clarify independent inspection access, punch-list deadlines, warranty coverage, and the process for resolving issues after closing.
  7. Which community features and schools are available now? Separate current facts from plans and get important representations in writing.

Is The George a fit for your next move?

The George gives Richmond-area buyers an unusually broad builder lineup within one developing community. That is an opportunity to compare designs and homesites side by side—not a reason to skip due diligence. Walk more than one model, compare the same all-in budget across builders, and revisit the lot at different times of day if possible.

Tricia Turner Group can help you organize those comparisons, ask the right questions, and evaluate how a new home fits your goals. Connect with our team to plan your tour of The George.
